Anyone who buys, sells, leases or manages real estate or a business on behalf of a vendor, landlord, purchaser or tenant must either hold an estate agent's licence or be employed by a licensed estate agent as an agent's representative.

Sale of land Amendment Regulations 2008
These regulations were made under the Sale of Land Act 1962 on 27 May 2008 to commence on 30 June 2008. They introduce new rules about bidding at public auctions of land in Victoria.
Estate Agents (Professional Conduct) Regulations 2008
These regulations replace the Estate Agents (Professional Conduct) Regulations 1997 and came into operation on 27 May 2008. They set out the obligations that estate agents and agents’ representatives owe to vendors, landlords, purchasers and tenants.
Estate Agents (General, Accounts and Audit) Regulations 2008
These regulations replace the Estate Agents (General, Accounts and Audit) Regulations 1997 and came into operation on 21 May 2008. The regulations set out the procedures for keeping and auditing trust accounts, a number of notification requirements and forms to facilitate the operation of the Estate Agents Act 1980.
