Applying for a Property to Property (P2P) transfer

For a P2P transfer to occur:

  • it must be a private bond (not a Director of Housing (DoH) bond)
  • at least one tenant remains the same
  • the agent or landlord remains exactly the same.

When requesting a P2P transfer, the Residential Tenancies Bond Authority (RTBA) requires a:

  • Property to Property Transfer Cover Sheet. For a copy of this form, email rtba@justice.vic.gov.au or call the RTBA on 1300 137 164
  • Bond Claim form signed by all parties, directing the amount to be rolled over and any repayment
  • Bond Lodgement form signed by all parties, including the agent/landlord and all tenants, specifying the new bond amount
  • top-up cheque or money order for the difference (if the value of the bond increases).

All three forms (and top-up cheque where required) must be mailed to:

If there is no change in the new bond amount:

  • on the Bond Claim form, write zero dollars payable to the agent/landlord, and zero dollars payable to each tenant. In the next available tenant space write the tenant as 'RTBA'; the amount payable to the RTBA will be the total amount of the bond
  • complete the Bond Lodgement form as normal with the new property address and the same bond amount

If there is a new bond amount (top up):

  • on the claim form, write zero dollars payable to the agent/landlord, and zero dollars payable to each tenant. In the next available tenant space write tenant as 'RTBA'; the amount payable to the RTBA will be the amount being rolled over
  • complete the Bond Lodgement form as normal with the new property address and new bond amount
  • provide a top-up cheque or money order made payable to the RTBA.

If there is a repayment:

  • decide on who is going to receive this repayment - whether it is one tenant, all tenants or the agent/landlord
  • on the Bond Claim form, enter the repayment amount payable to the relevant parties. They should provide their bank details and forwarding address so that the RTBA can transfer the money or make the repayment by cheque. In the next available tenant space write the tenant as 'RTBA'; the amount payable to the RTBA will be the amount being rolled over
  • complete the Bond Lodgement form as normal with the new property address and new bond amount.
